Terms & Conditions

Last updated: November 2026

These Terms & Conditions govern the use of the Keasy Homes website and the services provided by Keasy Homes.

By using this website or requesting our services, you acknowledge these terms.

1. About Keasy Homes

Keasy Homes is an independent business operated by Camille Chauveau, a French-registered sole trader under the micro-entrepreneur regime.

Based in the property services sector in Ibiza, Keasy Homes offers three distinct services:

  • Villa Rentals: Property presentation and introduction services connecting guests with property owners.
  • Concierge Services: Coordination of bookings with independent third-party service providers.
  • Property Management: Ongoing property coordination and supervision services for property owners.
Each service operates under its own contractual and payment arrangements, as described below.

2. Villa Rentals

2.1 Property Selection and Presentation

Keasy Homes selects and presents privately owned holiday rental properties on its website.

Before listing a property, Keasy Homes meets the property owner, visits the property and reviews the available information, including its tourist rental registration (ETV licence, where applicable).

Property descriptions, photographs, amenities and other information are prepared using information provided by property owners and information collected during property visits.

Property owners remain responsible for the accuracy and updating of their property information, as well as maintaining all required licences and authorisations.

Availability, pricing and rental conditions must be confirmed by the property owner before a reservation is finalised.

2.2 Role of Keasy Homes

Keasy Homes acts as an intermediary, facilitating contact between prospective guests and property owners.

Its services may include:

  • Presenting and promoting properties.
  • Forwarding booking enquiries to property owners.
  • Communicating availability, prices and rental information.
  • Facilitating communication between guests and owners.
  • Providing a standard rental agreement template and facilitating its completion and transmission.
Keasy Homes does not own, operate or rent out the listed properties and is not a party to the rental agreement.

2.3 Booking Process

The booking process generally follows these steps:

  1. The guest submits an enquiry with the preferred dates and relevant information.
  2. Keasy Homes forwards the enquiry to the property owner.
  3. The property owner confirms availability, pricing and rental conditions.
  4. Keasy Homes facilitates the preparation and transmission of the rental agreement.
  5. The property owner and guest review and sign the agreement directly between themselves.
Submitting an enquiry does not constitute a confirmed reservation.

The reservation becomes binding in accordance with the acceptance and signature requirements established in the rental agreement.

2.4 Rental Agreement and Payments

Keasy Homes may provide a standard rental agreement template to facilitate the booking process.

The rental agreement is entered into exclusively between the property owner and the guest.

The property owner is responsible for approving and signing the agreement, confirming the rental conditions and fulfilling all obligations arising from it.

All rental payments, deposits, outstanding balances and security deposits are paid directly by the guest to the property owner.

Keasy Homes does not collect, hold or process rental payments.

2.5 Booking and Payment Conditions

Unless otherwise agreed in writing in the rental agreement, the following payment schedule is intended to apply:

  • 50% of the total rental price is payable upon reservation.
  • The remaining 50% is payable no later than 30 days before arrival.
The property owner is responsible for collecting all payments directly from the guest.

2.6 Cancellation Policy

The following cancellation conditions are intended to apply to reservations made under the standard Keasy Homes rental agreement:

  • In the event of cancellation more than 30 days before arrival, the initial 50% payment is retained as a cancellation fee.
  • In the event of cancellation within 30 days of arrival, the full rental price remains due.
  • Any cancellation must be communicated in writing to the property owner or the contact specified in the rental agreement.
These conditions are subject to applicable mandatory consumer protection laws and the legal requirements governing cancellation fees and contractual penalties.

Any statutory exceptions, including applicable force majeure provisions, remain unaffected.

The property owner is responsible for handling cancellation requests, refunds and any related disputes.

2.7 Responsibilities of Property Owners

Property owners are responsible for:

  • Holding all required tourist registrations and authorisations.
  • Providing accurate and up-to-date property information.
  • Confirming availability, pricing and rental conditions.
  • Maintaining the property in a safe and suitable condition.
  • Ensuring that the accommodation corresponds to the agreed description.
  • Providing access to the property and arranging check-in and check-out.
  • Respecting the terms of the rental agreement.
  • Collecting rental payments and managing security deposits.
  • Handling cancellations, refunds and guest complaints.
  • Complying with applicable tourist accommodation regulations.

2.8 Responsibilities of Guests

Guests agree to:

  • Provide accurate personal and booking information.
  • Provide identification documents where legally required.
  • Respect the agreed occupancy limits.
  • Pay all rental amounts directly to the property owner within the agreed deadlines.
  • Respect the property's house rules and local regulations.
  • Use the property, furniture and facilities responsibly.
  • Avoid disturbing neighbours or causing nuisance.
  • Report any damage or issue to the property owner promptly.
  • Respect the agreed check-out conditions.
Guests may be held responsible for damage caused by themselves or members of their party, in accordance with the rental agreement and applicable law.

3. Concierge Services

3.1 Nature of the Service

Keasy Homes facilitates and coordinates bookings for additional services offered by independent third-party providers.

These services may include:

  • Private chefs and catering.
  • Airport and private transfers.
  • Boat rentals and excursions.
  • Massage and wellness services.
  • Other services available through our local provider network.

3.2 Role of Keasy Homes

Keasy Homes acts as an intermediary and booking coordinator between clients and independent service providers.

Its role may include communicating service options, checking availability, coordinating booking arrangements and facilitating communication between the parties.

The actual services are provided by independent third-party professionals.

3.3 Contracts and Payments

The service agreement is entered into directly between the client and the relevant service provider.

The provider is responsible for:

  • Confirming the service and its conditions.
  • Delivering the agreed service.
  • Collecting payment directly from the client.
  • Handling cancellations, refunds and service-related complaints.
Keasy Homes does not collect payments for these services.

Keasy Homes receives a commission from the relevant service provider after the service has been completed, in accordance with their separate commercial agreement.

3.4 Responsibilities

Clients are responsible for reviewing and accepting the provider's service conditions before confirming a booking.

Service providers remain responsible for their qualifications, authorisations, insurance, safety standards and the proper delivery of their services.

Keasy Homes does not personally provide the services offered by third-party providers.

4. Property Management

4.1 Nature of the Service

Keasy Homes provides ongoing property coordination and supervision services to property owners under a separate service agreement.

This service is independent of the villa rental and booking activities.

4.2 Services Provided

Depending on the agreement with each owner, Property Management may include:

  • Coordinating maintenance and repair providers.
  • Organising routine property checks.
  • Coordinating cleaning, gardening, pool maintenance and other services.
  • Monitoring reported maintenance issues.
  • Informing property owners of problems or necessary interventions.
  • Discussing and coordinating appropriate solutions with the owner.
  • Following up on scheduled work and external service providers.

4.3 Scope of Responsibility

Keasy Homes coordinates external service providers but does not personally carry out maintenance, repairs, cleaning or technical work.

The relevant professionals are responsible for the work they perform, including their qualifications, insurance, safety standards and compliance with applicable regulations.

Property owners remain responsible for the property itself and for approving necessary repairs, expenses and interventions.

Keasy Homes acts within the scope of the services agreed in its separate Property Management agreement.

4.4 Fees and Payments

Property Management services are remunerated through a fixed fee agreed directly with the property owner.

This fee is independent of rental bookings, occupancy levels and rental commissions.

The applicable fees, payment schedule and scope of services are specified in the separate agreement between Keasy Homes and the property owner.

5. Responsibilities and Liability of Keasy Homes

Keasy Homes is responsible for providing its own services with reasonable care and in accordance with applicable law.

Its role and responsibilities differ depending on the service concerned.

Keasy Homes is not the owner, landlord or accommodation provider of the villas presented on its website.

It does not personally perform concierge services or technical maintenance work carried out by independent providers.

Keasy Homes is not responsible for the contractual performance of property owners or independent service providers, except to the extent that liability arises from its own acts, omissions or legal obligations.

Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited under applicable law.

6. Personal Data

Personal information collected through the website or in connection with Keasy Homes services is processed in accordance with our Privacy Policy and applicable data protection legislation.
